Watching movies under the stars is a time-honored American tradition ever since the drive-in movie was first created decades ago. Before the weather starts to get too chilly, Lamont Park will be holding a special Movies in the Park in Washington DC on each of the next two Fridays in a row (September 21 & 28, 2012). And you get to help choose what will be shown!

This year's theme is 80's cult classics. Mt. Pleasant Main Street is letting its guests decide the movie for the evening. All you have to do is go to the MPMS Facebook page and vote. Tomorrow's selection ('The Princess Bride') has already been determined. But you can still vote for next week's screening.

Each Friday, the selected featured presentation will begin just after sunset, typically around 7:30pm. If it rains, however, the screening will be moved to Sunday at 7:15pm. A short local documentary from Hear Mount Pleasant, 'Into the Lime Lite', will also be shown during the evening. Lamont Park is located at 3213 Mount Pleasant St. Admission is absolutely free. Just make sure to bring a chair and/or blanket to watch the movie in comfort. If you bring a chair, please be considerate of others and sit towards the back so as not to impede anyone else's viewing.

Bring the family to see 'The Princess Bride' this Friday in Lamont Park for Movies in the Park in Washington DC. If you don't have the opportunity to attend this weekend, they will be holding another screening next weekend. You can still vote for what will be shown then on the Mt. Pleasant Main Street Facebook page. Enjoy an 80's cult classic with the family for free!

Bands, Brews & BBQs in Northern Virginia

Is there a better way to celebrate the change of seasons than with bands, brews and BBQs in Northern Virginia? I think not! This Saturday, September 15, 2012, Old Town Manassas will be holding its 2nd annual Bands, Brews & Barbecue Festival. Both Main Street and Battle Street (from the RR tracks to Center St) will be taken over with revelers from 12pm to 7pm.

What goes into a Bands, Brews & BBQs Festival in Northern Virginia? Well, the name pretty much says it all. Live entertainment from Halfway to Concord, Kitty and the Fat Cats and Harlen Simple will start your toes to tappin'. Libations from local Northern Virginia breweries as well as standard drinking fare such as Budweiser will be available to quench your thirst. And, of course, there will be barbecue food galore to tantalize the tastebuds. You won't want to miss out on the opportunity to taste some of the delectable food offered up in the BBQ competition. And, for the shoppers, specialty vendors will be on-site, including Jamberry Nails, Party Potpourri, The Jewelry Depot and Stella & Dot.

If you're interested in participating in the BBQ competition, please click here to download your entry form. Tickets for the Bands, Brews & BBQs in Northern Virginia are just $10 each for non-tasters. The "non-tasters" tickets do include BBQ sampling tickets. However, if you want a complimentary tasting glass, BBQ sampling tickets AND beer sampling tickets, it will cost you $20 per person for a "tasters" ticket. Tickets can be bought on through the Historic Manassas website or at the Manassas Train Depot (9431 W St).

Good music, great food and a fun time will be had by all at this weekend's Bands, Brews & BBQs in Northern Virginia. Please remember that you must be 21 years of age or older with a valid photo ID to purchase and drink any alcoholic beverage. Drink responsibly so everyone can have a good time.

Adams Morgan Day Festival in Washington DC

The longest running street festival in Washington DC is back this weekend. On Sunday, September 9, 2012, the 34th Annual Adams Morgan Day Festival comes to 18th Street in Washington DC. Festival goers will get to enjoy live music, local artists, good food and kid-friendly activities.

From 12pm to 7pm, 18th Street comes alive between Columbia Road and Florida Avenue in Washington DC. Listen to Jazz, Soul, R&B, Salsa, Caribbean, Blue Grass and Funk on one of two stages set up for the event. The Florida Stage will be set up on 18th St and Vernon St NW while the Columbia Stage will be set up at 18th St and Columbia Rd NW. The Zezeh Brazilian Dancers will perform live on the Florida Stage at 1pm. There's even going to be a Salsa contest!

Arts on Belmont showcases original art in a variety of media, including jewelry, glassware, sculpture, photography and metalwork. Check out all things eco-friendly at the Green Pavillion. Learn about local Washington DC services, holistic treatments and lifestyle information at the Health and Fitness Pavillion. Even the kids can join in on the fun at the Kids Festival.

Admission is absolutely free of charge. However, you will have to pay for the fabulous food offered on-site. Celebrate the ethnic diversity we enjoy here in DC at the Adams Morgan Day Festival in Washington DC this Sunday, September 9th. All stores and cafes in the area will remain open during the festival. Northern Virginia's Middle Eastern Food Festival

Looking for a unique way to celebrate Labor Day weekend? Do you love food? Northern Virginia's Middle Eastern Food Festival comes to McLean, VA this Saturday and Sunday, September 1st & 2nd. Holy Transfiguration Melkite Greek-Catholic Church (8501 Lewinsville Rd) will be hosting this two day event celebrating the food and heritage of Middle Eastern people.

In addition to door prizes and a 50-50 raffle, there will be tons of activities for the kids to enjoy, such as the bouncy house and pony rides. Tours of the Byzantine Church will be available all weekend. Play backgammon and chess from 12pm to 6pm on Saturday and 12pm to 5pm on Sunday. Learn to dance the Dabke, a traditional Arabic folk dance, from the professional Debkeh Dancers and Group Debkeh. To really get involved, join in on the Middle Eastern Hafli on Saturday from 6pm to 11pm with live music and dancing.

Throughout the entire weekend, Middle Eastern goodies, such as kabobs, falafel, spinach and meat pies and delicious Arabic pastries, will be made available for you to taste. An authentic Middle Eastern roast lamb dinner will be served from 6pm to 9pm on Saturday and 12pm to 6pm on Sunday for just $12 per person. Closing ceremonies will take place at 6pm on Sunday.

Endless Summer Beach Party in Washington DC

Summer is almost over. But that doesn't mean the fun is ending. L2 Lounge will be holding its annual Endless Summer Beach Party in Washington DC on Friday, August 24, 2012 from 8pm until 3am. Absolutely 100% of the proceeds from the evening will benefit Luke's Wings, a charity organization that pays for the travel expenses of families of wounded soldiers so they can be with their loved ones while they recuperate from their injuries.

The theme of the evening is, of course, all about the beach. Dress up in your best St Tropez style and come to L2 Lounge, located at 3315 Cady's Alley NW in Washington DC. But, please, no bathing suits. There will be cocktails, a limbo contest, plenty of beach-themed games and lots of music. Doors open 8pm. A $35 donation is requested per person at the door. Remember, all proceeds go to Luke's Wings.

Non-profit Luke's Wings was created based on the knowledge that a good support system is crucial in the recovery of wounded soldiers and veterans. Most of the time, soldiers end up thousands of miles away from their homes during their hospitilization and rehabilitation. Many military families are already strapped financially and cannot afford the cost to be by their hero's side. Luke's Wings not only pays for the family's travel expenses, but, in cooperation with other non-profit organizations, they also find accommodations, meals and make other arrangements to ease the cost of travel.

Celebrate the end of summer and help raise money for a wonderful cause at the Endless Summer Beach Party in Washington DC this Friday, August 24th at L2 Lounge. 100% of the proceeds from the evening go to help unite families with their wounded soldiers thanks to Luke's Wings.

Northern Virginia is steeped in history. Take a trip back in time to Colonial times at the Claude Moore Colonial Farm. This Saturday, August 18, 2012m you can help harvest tobacco the 18th century way in Northern Virginia.

Instead of just reading about history, get a hands-on, close-up look at a working 18th century farm. For just $3 for adults and $2 for kids, you and your family or friends will be helping clean, gather and hang tobacco plants to cure at this Northern Virginia farm. While you're there, you will also see the Bradley family (represented by historically costumed interpreters) as they go about the regular day-to-day activities of a farm family living in 1771 Northern Virginia. The "Bradleys" are always happy to answer any questions "modern folk" may have.

Since this is a working representation of a historic farm, it changes with the seasons. This means that you will always get a different perspective of Northern Virginia Colonial farm family life every time you visit. Right now, crops are growing. The weeding and gardening must be done daily to keep the crops healthy and thriving.

History isn't relegated only to dusty old books. Participate in the Northern Virginia tobacco harvest at Claude Moore Colonial Farm in McLean, VA this Saturday, August 18 from 1pm to 4pm. The Bradley family is the perfect host to show you what life on a Colonial farm in Northern Virginia in 1771 was really like.

Northern Virginia's Shenandoah Riverfest

Northern Virginia's Shenandoah Riverfest comes to Bentonville, VA this Saturday, August 11, 2012. Riverfest is a way for all Northern Virginia citizens and visitors to learn more about the Shenandoah River as well as the ecological system surrounding it. All events are free and open to the public from 10am to 4pm.

Riverfest events will be held at the Raymond R Andy Guest State Park located at along of banks of the river's South Fork. You can take a free canoe or tube trip along the river all day long. There is plenty of entertainment to be had at Northern Virginia's Riverfest. Wild animal displays, fly-fishing demos, an aquatic bug demo and plenty of children's activities are just some of the things to keep you occupied. Of course, there will be food, drinks and live music by The Dill Pickers & Church Street Project. While all events are free once you are inside the Shenandoah River State Park, you will still need to pay $8 per vehicle for admission and parking in the state park.

To be comfortable while enjoying Northern Virginia's Shenandoah Riverfest, it is highly recommended you wear sunscreen, wear river shoes or old tennis shoes that you don't mind getting wet, put on loose, light clothing to help cool off and bring plenty of water for drinking. All Riverfest visitors will receive a free trial membership to the Shenandoah Riverkeepers. They will also be entered into a drawing for a sport kayak.

Northern Virginia's Shenandoah Riverfest takes place this Saturday, August 11th from 10am to 4pm. Learn more about nature in our beautiful Northern Virginia countryside and have a blast doing it. Fairfax County 4H Fair

This weekend is the Fairfax County 4H Fair and Frying Pan Park Farm Show in Northern Virginia. These two separate events have been grouped together to make for one fantastic weekend of family-friendly fun. The Fairfax County 4H Fair and Farm Show will take place at Frying Pan Farm Park located at 2709 W Ox Rd in Herndon, VA.

In addition to the animal exhibits created by local Northern Virginia 4H clubs, there will be plenty of food and carnival games as well as demos, exhibits and live music shows to keep fairgoers busy. Try your hand at some of the regular day-to-day chores farm families have to perform. Watch goat and cow milking demonstrations. View the dog and horse shows. Enjoy live performances by local clogging and dance troupes. Wagon rides, blacksmithing demos, bee keeping exhibits and an antique tractor pull are just some of the many things going on throughout the weekend.

Fairfax County 4H Fair hours are 9am to 9pm on Saturday, August 4th and 9am to 5pm on Sunday, August 5th. Admission to the fair is free. However, you must purchase ride tickets to be allowed access to any of the carnival rides on the grounds. Unlimited day passes for the rides are available at the box office for just $25 each. You must also pay to watch the antique tractor race on Saturday at 5pm. These tickets are just $7. Parking is $5 per vehicle.

The Fairfax County 4H Fair and Frying Pan Park Farm Show is a great way to spend the weekend with the family. City folks have an opportunity to get up close and personal with nature and have lots of fun in the process. Spend some time in the beautiful Northern Virginia countryside and learn what Fairfax County 4H clubs are all about.

Shark Weekend in Washington DC

Just when you thought it was safe to back into the aquarium. It's Shark Weekend in Washington DC. For anyone who enjoys a fascination with these amazing ocean predators, the National Aquarium in Washington DC will be celebrating Shark Weekend on Saturday, July 28th and Sunday, July 29th.

Learn more about these fascinating, often misunderstood creatures from leading experts, including their history, how they live their everyday lives and their habits. There will be a special shark scavenger hunt, shark-centric arts and crafts, an opportunity to watch them feed (2pm on Saturday) and the chance to touch an actual shark tooth. Why I Should Apply for a 15 Year Home Loan

Mortgage rates again hit an all-time low last week. In fact, for the week ending July 12, 2012, Freddie Mac reported that the 3.56% interest rate for 30 year fixed-rate loans was the lowest it had seen since 1971. This marks the 16th consecutive week that 30 year fixed-rate loans have seen rates below 4%. The average interest rate for a 15 year fixed-rate mortgage loan also hit an all-time low at 2.86%, marking the 7th week in a row that it was below 3%. This may leave you scratching your head and asking yourself, "Why don't I apply for a 15 year home loan instead of a traditional 30 year?".

While a 30 year, fixed-rate loan makes the monthly payment a little easier for many Northern Virginia/South Carolina home buyers to afford, it also comes with a longer payment time and much more money paid in interest. A 15 year fixed-rate loan not only means you pay your Northern Virginia/South Carolina home note off in half the time, providing you stay in the home for the entire length of the loan, but it also means that you can save a ton of money in interest by paying a little more each month. For example, if you are purchasing a home for $250,000 and secure funding at the best rates listed above, you would be paying $1131 per month with a 30 year fixed-rate loan and $1709.67 per month with a 15 year fixed-rate loan. That's less than $600 more per month for the 15 year loan. However, here is the best part. The total money you pay when you finance with a 15-year home loan is just $307,741. That's just $57,741 in interest. By the end of your term on a 30 year loan, you will have paid $407,161. That's a whopping $157,161 in interest and almost $100,000 more than a 15 year loan. If you split your monthly mortgage payment in half and pay that much every two weeks, you will be making three extra mortgage payments per year, which pays off your loan in even less time!

If you have the credit and financial means to afford paying a little bit extra each month, a 15 year fixed-rate mortgage loan makes the most dollars and sense around. What is a CRB?

Real estate is full of anacronyms: MLS (Multiple Listing Service), CMA (Comparative Market Analysis), GRI (Graduate REALTOR® Institute), etc. As a REALTOR®, my education didn't stop as soon as I got my license. Since the real estate market is constantly changing, keeping up to date with the most current information is necessary. I currently hold the following certifications: GRI, CRS (Certified Residential Specialist), ABR (Accredited Buyers Representative), CIPS (Certified International Property Specialist), TRC (Transnational Referral Certification), SFR (Short Sales & Foreclosure Resource), SRES (Senior Real Estate Specialist) and CLHMS (Certified Luxury Home Marketing Specialist). My most recent accomplishment, however, was receiving my CRB. But, what is a CRB? I'm so glad you asked!

The non-profit Council of Real Estate Brokerage Managers has been in existence since 1969. It has become a symbol of excellence for real estate brokerages, much like what the Michelin star is for restaurants. They offer the CRB designation (Certified Real Estate Brokerage Manager) only to a select group of people who have met specific requirements they have put in place. These include completing at least 75 real estate transactions (buying and/or selling residential and/or commercial properties) over the last five years, acquiring a GRI, CIPS, CCIM or CPM designation, taking CRS courses and must verify their current membership by submitting a letter from their local board. To understand what an accomplishment this is for a real estate agent, you must know that only 3% of all REALTORS® in the United States have received the CRB designation.

But what does this mean to you, the consumer? For starters, when you are working with someone who has earned the CRB designation, you can be assured that they are extremely knowledgeable in their field. They have earned one of the most well respected designations in the industry through hard work, professionalism, dedication and experience. They are also held to a strict code of ethics.

What is a CRB? They are someone who has been in the real estate game for a while, knows what they are doing and are considered the creme de la creme of real estate professionals. Washington DC Fringe Festival

The annual Washington DC Fringe Festival takes place July 12-29, 2012. This yearly event celebrates creative, cutting-edge artists in the performing arts. Sponsored by Capital Fringe, a local non-profit organization, the DC Fringe Festival takes place at several venues throughout the city.

Artists from all walks of life will be performing: dancers, puppet masters, actors, poets and visual artists, among other genres. With more than 800 shows being performed throughout the 18 day festival, there is something to stimulate just about anyone's mind. The main Fort Fringe Box Office is located at 607 New York Ave NW in Washington DC. Everyone over the age of 12 must have an admission button in addition to their event ticket or else they will not be allowed entrance. Admission buttons are just $5 each when purchased in advance or $7 beginning July 12th. Single tickets can be purchased for $17. However, multi-show passes are available as an All Access Pass, Magic Pass (20 performance tickets), 110 Proof Pass (10 performance tickets), 6 Pack Pass (6 performance tickets) or Foh-ty Pass (4 performance tickets). These tickets can be used in any combination you wish: several friends at one show, a couple friends at a few shows or just you to several shows. You decide. Washington DC BBQ Battle

What do you think of when you hear "summer"? Swimming at the neighborhood pool? Playing outside until late? Dad grilling at the barbecue? This Saturday and Sunday (June 23rd & 24th), Safeway will be sponsoring a Washington DC BBQ battle like no other. The 20th Annual Safeway Barbecue Battle takes place on historic Pennsylvania Ave between 9th St and 14th St from 11am to 10pm on Saturday and 11am to 7:30pm on Sunday.

Teams, restaurants and individual chefs from all over the country will be competing for the title of National Pork Barbecue Champion as well as more than $40,000 in cash and prizes. Additionally, 30 bands will be performing on three different stages throughout the weekend. Other food at the Washington DC BBQ Battle will be provided, with Safeway giving away free samples from 12pm to 6pm each day. Renters' Honey-Do List

A few weeks ago, I gave sellers a Honey-Do List before they list their Northern Virginia/South Carolina home. I thought it only appropriate to give renters their very own Honey Do List to get ready to buy a Northern Virginia/South Carolina home. After all, with prices remaining affordable and interest rates hitting even newer lows (3.75% for a 30-year fixed rate and 2.97% for a 15-year fixed rate as of May 31, 2012), it's a great time to stake your claim in the American dream.

#1 - Your Credit Score. The very first thing you need to do before you even begin searching for a Northern Virginia/South Carolina home is to request your credit report from all three agencies (Equifax, Experian and TransUnion). Go over it with a fine tooth comb. You will need to make formal requests in writing to have any mistakes you find removed. Make sure to give the reporting agency proof of the mistake in your letter. Since your credit score is a major factor in determining your interest rate, you need to make sure all the information is correct before you apply for a mortgage loan.

#2 - Account for Your Finances. Take a good, hard, honest look at the amount of money you bring into your Northern Virginia/South Carolina home and how much you spend. Little things do add up. See where you can trim the fat and then initiate a budget. You may be surprised to see how much you will save simply by implementing and sticking to a budget.

This makes payments more manageable and you don't have to pay that pesky PMI (Private Mortgage Insurance) required by lenders when home loans are more than 80% of the purchase price. #4 - Don't Forget the Closing Costs. Choosing the Right Real Estate Agent for You

When it comes to buying or selling a Northern Virginia/South Carolina home, choosing the right real estate agent for you is essential. The "right" real estate agent isn't always the most experienced or the one with the flashiest gimmick. In today's real estate market, it is essential to have someone who knows the area well, has some experience under their belt and can make you feel comfortable. That's a tall order and deserves more than one phone call to a random office and taking the first person who answers.

Word of mouth is always a good indication of how good or bad a business is. That includes a Northern Virginia/South Carolina real estate agent. Talk to your friends, family, co-workers and neighbors to see who they have used in the past. This will give you a personal insight into how a particular real estate agent works and whether they would make a good fit for you.

Once you have compiled a list of prospective agents, interview at least three of them. After all, you don't just call one car repair shop and ask for an estimate, do you? New Construction Sales Are Up

Sales of newly constructed single-family homes are up as of April 2012 (the latest figures available). Since new construction has slowed down, that means that inventory for newly constructed single-family Northern Virginia/South Carolina homes has decreased. While current inventory is at a 5.1 month supply, this is slightly down from March 2012's 5.2 month supply and sharply less than the 12.1 month high experienced in January 2009. Since most experts say that a six months supply indicates a balance between supply and demand, this makes single-family homes a little more in demand.

For owners of an existing Northern Virginia/South Carolina home, this means that there may be more buyers looking at your home since inventory levels on new construction are low. If you're thinking of selling your home, it's a good time to put it on the market. With new home sales up and new home construction down, inventory levels are now slightly more on the demand side than the supply side. Expect new home prices to reflect this. When you look at the low interest rates available (3.79% for 30-year fixed and 3.04% for 15-year fixed, as of the writing of this blog post), it's never been a better time to buy a Northern Virginia/South Carolina home than now.

Everyone has encountered the "honey-do" list at one time or another in their lives. This is the list of tasks that your "honey" gives you to complete. They can range anywhere from cleaning out the gutters of your Northern Virginia/South Carolina home to picking up a gallon of milk from the store on the way home. When you are selling your home, there is a "honey-do" list of tasks you need to take care of BEFORE you list your home.

Get Your Paperwork in Order - The more information you have about past repairs, warranties on appliances and updates you've done to your Northern Virginia/South Carolina home, the easier it is for your real estate agent to know what to highlight on your listing to make it the most appealing possible. Home warranties are especially important because this information will most likely transfer on to the new owner.

Keep in mind that buyers tend to overestimate repairs by as much as double the actual costs, which affects the sales price of your home.

Set the Stage - After the de-cluttering, cleaning and repairs are completed, begin staging your home. Moving furniture around to better show off certain areas of your home, adding pretty potted plants and flowers and sprucing up the exterior areas will turn your Northern Virginia/South Carolina home into a real showplace for potential buyers.

Pros and Cons of Adding a Pool

Warmer weather makes the idea of cooling off in your very own pool rather enticing. Yes, a swimming pool adds some value to your Northern Virginia/South Carolina home as well as enhance your lifestyle. But is the cost to construct and maintain a home pool worth it? You should weigh the pros and cons of adding a pool before you begin.

PROS

Great for no impact workouts
Wonderful place to hang out with the family and friends
Adds value to your home

CONS

Can be a drowning hazard for children if not properly contained
Mosquitoes love a moist playground to breed
Costs thousands of dollars to install and that's before you factor in the cost to maintain it year round

In all likelihood, your Northern Virginia/South Carolina pool will cost you much more than the increased value it brings to your home. You can overcome some of the negatives by fencing in the pool and adding a self-locking gate, removing any furniture or other items around the fencing that can be used to crawl over it, adding a pool cover and/or simply keeping your pool properly maintained even in the off season. When it comes down to it, you need decide whether adding a pool to your Northern Virginia/South Carolina home is worth the time, effort and money involved for your lifestyle...not the value you think it might add.

QUESTIONS TO ASK YOURSELF

Can I Afford That Home?

Buying a Northern Virginia/South Carolina home is a major financial decision. Just because a mortgage company says you qualify for a specific amount doesn't mean you HAVE to spend that much. In fact, with the Homes for Heroes Program, you won't have to worry about breaking the bank to achieve your goals of homeownership. There are several factors to mull over when you are trying to decide if you can afford that Washington DC home.

In general, financial experts recommend that you don't spend more than two to three times your annual gross household income on a home. For example, if your total annual income (before taxes) for you and your spouse is $90,000, you should be able to comfortably afford a mortgage payment on a home priced between $180,000 to $270,000. If you qualify for a home in the Homes for Heroes Program, you can actually look at homes that are traditionally priced even higher and still stay within that price window after your discounts are factored in. To determine what your comfort zone is, you should sit down and tally your monthly expenses and then add in what the usual costs of homeownership are: mortgage payment, taxes, insurance, HOA fees (if applicable), etc.

How much are you going to be putting down on your Northern Virginia/South Carolina home? The higher your downpayment, the less you have to borrow and the less your monthly mortgage payment will be. Also, if you put at least 20% down, you won't have to pay Private Mortgage Insurance (PMI), which is required by every mortgage company when borrowing more than 80% of the home's purchase price. The lower your downpayment, the higher your monthly mortgage payment will be.

If you are currently renting a Northern Virginia/South Carolina home, you can use your rent payment as a guide for what you can afford for your monthly mortgage payment. Homeowners receive certain tax benefits that renters do not. When you factor in these benefits, you can actually afford a payment about 1/3 more per month than you currently pay in rent (which includes your mortgage payment, taxes and insurance) without any change in your lifestyle at all. That means, if you currently pay $1200 per month for rent, you can actually afford 1.33 times that amount for your mortgage payment (or $1596 per month). However, if you're having trouble paying that $1200 per month, you should look for a Homes for Heroes home that can fit comfortably within your budget.

Lastly, look at your total debt. Mortgage lenders are using the 28/41 rule for determining whether a buyer is a good candidate. Your monthly payment, which includes the principal, interest, insurance and taxes shouldn't be more than 28% of your gross income. In turn, this number plus all your other debts (car loans/leases, credit cards, student loans, etc) should not equal more than 41% of your gross household income. If your debt falls outside these numbers, you may find yourself struggling to make your monthly mortgage payment. That definitely does not make for a happy homeowner.

Take the time to consider these steps in determining if you can afford a Northern Virginia/South Carolina home. Is That Fixer-Upper Worth It?

Buying a Northern Virginia/South Carolina home is a huge financial decision for anyone to make. Home prices have become incredibly affordable. When partnered with low interest rates and the inventory available, your options as a home buyer are tremendous. While a move-in ready home is fantastic, some buyers are looking at buying low and then fixing it up themselves to get the best deal possible. However, how do you know if that fixer-upper is worth it?

There are several things you have to consider before purchasing a Northern Virginia/South Carolina fixer-upper. Everywhere you turn, it seems another TV show is touting how easy it is to make improvements to your home yourself. Looks can be deceiving. Fixing up a home tends to take more time and money than you think it does. However, if you're willing to do a bit of research and planning, the payoff can be big.

Simple things like painting and wallpaper can generally be done by just about anyone. However, the more intricate work, like rewiring or plumbing repairs may require a more experienced hand. Depending on the amount and extent of repairs needed, you could be looking at living in a construction zone for several months. However, that shouldn't be a deterrent if you love the Northern Virginia/South Carolina home and are getting a great deal.

As I've said before, a home inspection is important for any Northern Virginia/South Carolina home buyer! This doesn't just include the inspection you do yourself when looking at potential homes. The smart buyer hires not only a professional home inspector to check out the roof, plumbing, electrical, etc., but also invests money in an inspection by a structural engineer to assess the structural integrity of the home. This can help you evaluate if the home is worth fixing up or can even be fixed up at all. Always make sure to get written estimates of repair costs to help you determine your offer, if you choose to buy.

Re-painting, replacing carpeting and general aesthetic touches don't need permits. However, structural changes, plumbing repairs and electrical work generally tend to need a building permit. If you do the work without a permit, you could run into trouble when you try to resell your Northern Virginia/South Carolina home in the future. It's not worth the hassle. Check with your city to find out if you need a permit to do the work you want done, how much it will cost and how long it will take to get the permits necessary.

Once you've gathered all your estimates, add another 10-20% for those unforeseen issues that always tend to arise. Talk to your REALTOR® about a fair offer on the Northern Virginia/South Carolina home in question. Find a recently sold home in the neighborhood that is comparable to what your home will look like once the repairs and updates are completed and deduct your estimated costs to repair. This should give you a fair offer price.

Move-in ready Northern Virginia/South Carolina homes are great. Buying a fixer-upper can be a fantastic investment as well. What to Do to Prepare for an Open House

You've decided to sell your Northern Virginia/South Carolina home. You've hired your REALTOR®, you've decided on a price and it is now listed on the market. You and your REALTOR® decided on a date for an open house so potential buyers can see it live and in person. What do you need to do to prepare for an open house?

As soon as you know your open house date, you need to get your Northern Virginia/South Carolina home ready. De-cluttering is a major step to make rooms look bigger. The minimalist approach is good. You need to create a space that is inviting to the eye and allows buyers to see themselves living in it. That's hard to do with your collection of spoons from different states or a prominent display of beanie babies.

Now is the time to make all those repairs you have put off. When selling your Northern Virginia/South Carolina home, there is no such thing as a "small repair". Loose doorknobs, ripped window screens, leaky faucets or a faulty doorbell make a potential buyer wonder what other bigger issues may lurk within these walls. That can either lower their offer price or make them check your home off their dream list altogether.

Use some elbow grease on your Northern Virginia/South Carolina home. Really get into every nook and cranny. Wash the walls, clean the windows and scrub the grout. Deep clean the carpets. Steam clean the draperies and furniture, especially if you have pets or smokers in the house. Don't be fooled. Offering goodies to eat always sets a nice tone for potential buyers of your Northern Virginia/South Carolina home. The smell of freshly baked cookies brings sets a "homey" atmosphere for buyers as well. You can always buy the ready to bake ones at the store for a simple "no fuss, no muss" treat. Freshly brewed coffee is another inviting smell. Make sure you leave a note for your guests to help themselves.

Most importantly of all, just before the open house is set to begin...get out! Go take a long walk. Visit with friends or family. Spend some time at the park. Take in a movie. Buyers aren't comfortable when the owner of the home is there while they are checking it out. The goal of an open house is to show a potential buyer that this could be their home. If they aren't comfortable, they won't want to put in an offer.

How to Save Money to Buy a Home

It seems like a simple concept: put money away to buy a Northern Virginia/South Carolina home. So, why does it seem so hard to do? According to financial guru Suze Orman, you should have at least 10-20% of the home's purchase price to put down in order not to find yourself financially strapped. There are programs out there to help you buy a Northern Virginia/South Carolina home even if you have less than 10%. But, with 20% down, for example, you won't have to pay the private mortgage insurance (PMI) required by mortgage companies when you borrow more than 80% of the price of a home. That can save you a decent amount of money. Not to mention that the more you put down, the less you have to borrow, which, in turn, makes your monthly mortgage payment less. So, how do you save money to buy a home? It is easier than you think.

First, make a budget. I know, I know. Nobody LIKES to make a budget. But it is incredibly important to get a real idea of what you take in, what you pay and what your actual debt load is BEFORE you purchase that Northern Virginia/South Carolina home. That way, you will know exactly what price range you can realistically afford. Be faithful in tracking expenses by keeping a daily log of every single purchase you make and bill you pay for a month. This will help you see where you spend your money on a daily basis and where you can afford to "trim the fat".

After you've worked out your new "saving for a home" budget, determine how much you can set aside every month for your "we're going to be homeowners" savings account. Many people find it easiest to create a completely separate savings account that is meant only for your downpayment. If your employer offers direct deposit, allocate a specific amount of your paycheck to be deposited into this special savings account. Psychologically speaking, if you don't ever see the money to begin with, you really won't miss it.

While saving for your Northern Virginia/South Carolina dream home, you don't necessarily have to live like a hermit. You can still enjoy movies, eating out and going places. You'll just need to reduce the amount you normally spend. For example, a typical family of four can easily spend around $100 to go to the movies, when you factor in the cost of the goodies you consume while there. Instead, rent a movie and buy microwave popcorn to enjoy while watching. Instead of going out to eat twice a week, cut it back to once and go out to lunch instead of dinner (much less expensive). Pack up your lunch and take it with you to work rather than paying to eat out. "Treat" yourself to a latte once a week instead of spending $5-$6 everyday.

These are just a few ideas to help get you started on saving money to buy your Northern Virginia/South Carolina home. It does take some focus to make your dreams of homeownership happen. But, boy are they worth it! Home prices haven't been this low in years (and they're starting to go up slightly), interest rates remain low and inventory is plentiful enough to find just what you're looking for. Preparing a Home Emergency Kit

Boy Scouts aren't the only ones who should "be prepared". The tornadoes that recently ripped through the Dallas-Fort Worth area got me thinking about the possible disasters we can face at any time here in Northern Virginia/South Carolina. While we don't exactly live in tornado alley, there are plenty of other emergencies we may face while we think we are safely tucked away in our homes. Preparing a home emergency kit before a disaster strikes is always a smart idea.

Your emergency kit needs to be portable. In the stress of reacting to a fire or flood, for example, you need to be able to have everything you need in a central location that is easy to just grab and go as you flee your Northern Virginia/South Carolina home. A big duffel bag or simple suitcase is perfect for this. Keep it near the exit or at least within easy reach at all times.

Since it can take several days before you get situated after an emergency, the general rule of thumb is to keep at least a three day's supply of necessities in your emergency kit. Each kit should contain the following basics:

Water - 1 gallon/person/day. This will be used for drinking as well as basic sanitation needs. Double for children and don't forget the pets.
Food - Non-perishable (canned, boxed or MRE). If the cans aren't the "pop top" variety, make sure to include a hand operated can opener. You can also pack things like trail mix, cereal bars and other treats. Keep all food in animal-proof, airtight containers to keep critters out. Regularly go through your food rations before an emergency to rotate out the older food before it expires. You don't need to deal with food poisoning on top of an emergency situation.
First Aid - This includes a couple of pairs of protective gloves, bandages, gauze, antibiotic ointment, eye wash, thermometer, tweezers, pain reliever (aspirin or non-aspirin varieties), antacids (Tums, Pepto Bismol), tape and a laxative. The stress from the emergency coupled with a change in your regular diet can do a real number on your digestive system.
Flashlight With Batteries - These are the safer alternative to candles. Too many Northern Virginia/South Carolina homes have caught fire due to candles that have been left to burn on their own. If possible, get a flashlight that you can keep in a wall-mounted charger unit so that you know it is ready to just grab and go at a moment's notice. If not, keep extra batteries in your home emergency kit.
Sanitation/Hygiene Supplies - Travel-size bottles of shampoo, body wash, toothpaste and other hygiene products will fit nicely inside your emergency kit. Consider using dry shampoo so you don't have to waste precious water resources on cleaning your hair. Include toilet paper, moist towelettes, paper towels, garbage bags, plastic ties and feminine hygiene products (if needed).
Radio - For major disasters, the radio may be your only link to the world outside your Northern Virginia/South Carolina home. Hand-crank models can be found at army surplus stores. Yet another reason to keep extra batteries in your kit.
Miscellaneous - Help kids pass the time with some little toys, cards, jacks, story books, etc. Duct tape is good for almost anything. Portable whistles can help you signal for help better than your voice can.
Cash - Always keep about $100 in small bills available. It may be hard to get to an ATM right away.

If you have small children, keep extra sets of diapers, pull-up pants and formula in your kit. A few days supply of necessary prescription medication is important to include as well. You may want to throw a wrench in there so you can shut off the gas and/or water if necessary. Tailor your emergency kit to fit your family's specific needs. Preparing a home emergency kit before disaster strikes is good common sense for any Northern Virginia/South Carolina homeowner.

The ever-changing landscape of the American job market is such that many people in the workforce have now begun working, partially and full-time, from their Northern Virginia/South Carolina homes. Just like brick-and-mortar shops, home-based businesses also are allowed certain deductions come tax time. Whether you have a room dedicated solely to your business or simply use a desk in a corner of the kitchen to get your work done, work 40 hours a week or are a weekend warrior, as long as you operate a legitimate business, you may be eligible for deductions on your income taxes. The following is a guideline for home office deductions:

What Qualifies as a Home Office?
A home office must be a specific area in your Northern Virginia/South Carolina home that is dedicated solely for business. If you communicate with clients, conduct your everyday business affairs or even store product, it may qualify as a home office. Also, if your employer requires you to do work from home, your home office may also qualify. However, just because you feel overwhelmed at work and bring it home to try to "catch up" doesn't mean you have a "home office". Always check with your tax adviser first to verify that what you have can legitimately claimed as a home office.

Home Office Size as Percentage of Home Used
To determine what amount of your Northern Virginia/South Carolina home expenses can be deducted for your home office when using an area inside of your home, you must first determine the size of your home office in relation to the total square footage of your house. That means measuring the area of the room or dedicated work space and dividing it the total square footage of your home. For example, if you live in a 2,000 square foot home and the room you use as dedicated office space is 150 square feet in size, the percentage of your Northern Virginia/South Carolina used solely for office space is 7.5%. If you are unsure of your home's total square footage, consult your original home loan documents or property tax information. If you've converted your garage into an office, this home percentage rule doesn't apply. Again, speak with your tax adviser to find out how to determine home office deductions for a separate structure.

What Home Expenses are Deductible?
After you've determined what percentage of your Northern Virginia/South Carolina home is used for actual business, you can calculate your deductions for typical homeowner expenses, such as mortgage, electricity, gas, internet (if applicable), phone, real estate taxes, homeowners insurance and home repairs. Renters can also follow the same guidelines. However, most states require that you have authorization from your landlord to use the property for business purposes before you can claim any home office deductions.
